The Rockport platform that review appraisers use is Rockport VAL. The reasons for that are twofold: One from an audit perspective. Review appraisers want to be able to tweak the assumptions that the fee appraiser provided in the report. And VAL and only VAL provide a scenarios tool which will allow the reviewer, or really any user, to create an alternate set of assumptions or multiple alternate sets of assumptions inside the same model. Secondly, transparency. A good example is the cash flow report, which has a toggle to show the underlying tenant details.
And what I mean by that is, if the user toggles this on, under every line item, they get to see each tenant and what that tenant's contribution is to that one cash flow line item for that period and for the entire analysis period. The cash flow valuation report is the appraiser's go-to report. It provides both an NOI and NCF trendline, as well as the underlying cash flow report, and shows the residual value calculations on screen. And of course, everything's exportable to Excel.
Because VAL is a cloud app, the transmission of models between parties is all digital. So the reviewer is going to receive a share link from the appraiser. Once they click that share link, they will be opening up their own editable copy of the model. And from there, they can create their own scenarios and sets of assumptions. And they can share this model either back to the fee appraiser and/or to their internal team. Did you know that as a review appraiser, you can share your VAL models with your syndication partners, reviewers, even if that company is not a VAL client?
Any reviewer at a syndication partner can open and access a VAL model even without a VAL subscription. And what they get is four months' review and edit access to that model and then read access in perpetuity. So the whole premise is VAL wanted to make sure that we were not forcing technology onto our clients' partners who may not be VAL subscribers. So we make it accessible to them, and we consider that a service to our clients. VAL has a suite of audit reports that show all of the underlying data, so there is no black-box computing.
VAL is completely transparent. You can always trace numbers back to the source. Rockport considers clients' data to be sacrosanct. We do not resell clients' data.
